There are two construction markets here and they generate completely different debris. New slab-on-grade work in Pace, Navarre and north Escambia produces clean, predictable waste in a known sequence: sitework, then framing scrap and sheathing offcuts, then drywall and finish trash. Renovation of the historic pier stock in North Hill, Seville and Old East Hill produces the opposite — plaster and lath, heart pine, old brick, rotted sill and band joist, and whatever the last four owners hid behind it. We size and schedule the two very differently.

On an active site the container is a logistics item, not an afterthought. We phase them by trade so the framers are not throwing over the top of the demo crew's box, and we run next-day swaps so nobody loses a morning waiting on steel. Tell us the schedule at the start and we will hold the slots. Concrete, block and old brick want their own load for weight reasons — send that to clean heavy debris and keep the mixed container for everything else.

The environmental side is not optional in this county. Sandy soil and a high water table mean stockpiles move in a downpour, and runoff here reaches Bayou Texar, Bayou Chico and Pensacola Bay quickly. Keep the container inside the silt fence line, on stable ground, and never where sheet flow crosses it. Call Sunshine 811 before anything digs. Our debris disposal guide covers the sorting rules that keep tickets clean.

Jobsite Work We Support Across Northwest Florida

New Slab Construction

Pace, Navarre, Cantonment and the north Escambia subdivisions. Forming lumber, banding, sheathing offcuts, packaging and pallets, phased so the container matches whichever trade is on site that week.

Historic Renovation

Plaster and lath, heart pine, old brick, rotted sill and band joist out of the pier-and-crawlspace stock. Salvage comes out first, and historic district review can gate the exterior work entirely.

Interior Demolition

Strip-out ahead of a rebuild — drywall, cabinetry, flooring, ceilings and non-structural partitions. Dense and fast-filling, so this phase usually runs on a smaller box with more swaps.

Framing And Dry-In

Cut-offs, engineered lumber scrap, house wrap, strapping and hurricane clip packaging. Light and bulky, so it fills a big container quickly and needs covering before an afternoon storm.

Roof, Window And Exterior

Tear-off, old windows, siding and soffit during the envelope phase. Coastal wind-code upgrades mean more material leaves than most schedules assume, particularly on retrofit work.

Sitework And Land Clearing

Stumps, limb wood and cleared vegetation. Florida separates yard trash from solid waste, so vegetative material stays a clean load bound for a mulching facility and never rides with construction debris.

Storm Damage Rebuild

Post-hurricane repair and reconstruction on tight insurance timelines. Wet material has roughly a 24 to 48 hour window before mould takes hold, so the container has to be on site immediately.

Multi-Trade Phase Swaps

One container swapped repeatedly as the job moves from demo to framing to finish. Same spot, same access, different debris profile each time, booked ahead so nothing stalls the crew.

Sizing And Phasing A Jobsite Container

The 30 yard is the workhorse on Pensacola jobsites. It handles framing scrap, drywall, roofing and general mixed construction debris without a swap every other day, and it still fits a normal lot with a truck able to back to it. Go to the 40 yard for high-volume light material — a full interior strip-out, a commercial build, packaging and insulation — where you are buying air, not weight. Come down to a 20 yard for tight infill lots in the historic districts, for dense demo debris, and for anything mixed with masonry, because a big box loaded with plaster and brick hits its haul weight long before it looks full. If the job runs in stages, book the swaps up front and we will hold the slots.

Stormwater, Silt, Locates And Storm Season

Everything on this coast drains somewhere sensitive. Keep the container inside the silt fence, on firm ground, and out of any path where sheet flow crosses the site — runoff from Pensacola jobsites reaches Bayou Texar, Bayou Chico and the bay fast, and bay water quality is watched closely. Florida DEP sets the stormwater rules and they get revised, so confirm what your permit actually requires. Sandy soil and a high water table mean a spot that carried a loaded container in May can rut badly in August, so we will ask for boards or gravel rather than sink a truck. Call Sunshine 811 before you dig. And from June through November, do not leave a full open box sitting through a forecast — wet material starts growing mould inside two days. Our debris disposal guide covers the sorting and staging that keeps a wet site manageable.

Construction Dumpster Rental FAQs

How fast can you swap a container on an active jobsite?

Next day on almost everything inside Escambia and Santa Rosa, and same-day if you call early and we have a truck already headed your way. The thing that slows a swap down is access — a locked gate, a truck parked in front of the box, or material stacked around it. If you know the schedule at the start of the job, give us the dates and we will hold the slots rather than fitting you in around everyone else.

Do I need a permit, and is Escambia the same as Santa Rosa?

They are separate jurisdictions with separate rules, which catches out contractors working both sides of the line. A container on the jobsite property normally needs nothing; a container in the right-of-way generally does. Check Escambia County or Santa Rosa County, and the city separately if you are inside Pensacola limits. Confirm before delivery, because requirements change.

Can I mix concrete and block into the general construction load?

Better not to. Masonry is dense enough that a mixed box hits its legal haul weight while it still looks half full, and mixed loads carrying rubble often get reclassified at the scale. Put concrete, block and clean brick in their own smaller container as a clean heavy load and keep the mixed box for wood, drywall and finish trash. It sorts faster, hauls cheaper and keeps your disposal tickets clean.

What do I do about asbestos on a renovation of an older building?

Test before you swing anything. Pre-1980 northwest Florida stock carries asbestos in floor tile and mastic, pipe and duct wrap, textured ceilings, cement-asbestos siding and roofing felt, and a demolition usually triggers a NESHAP inspection and notification. We cannot accept asbestos-containing material in any container. Florida DEP and the Florida Department of Health govern this, and the rules change.

How do I handle land clearing debris from the same site?

Keep it separate. Florida treats yard trash as a different waste stream from solid waste, so stumps, limb wood and cleared brush go out as a clean vegetative load bound for a mulching or yard-waste facility. Throw one pallet or a roll of house wrap in with it and the whole ticket gets reclassified at the scale. We will drop a second container for the vegetation — see yard waste removal for how we run it.
