An estate cleanout runs on someone else's clock. If the house is in probate, the executor or personal representative usually needs authority in hand before anything of value leaves, and the order of operations matters more than the speed. We are not attorneys and this is not legal advice — confirm the timing with the estate's attorney before the first load goes out. Secure the house first, then search it. Cash, jewellery, deeds, titles and insurance policies turn up in coat pockets, freezer bags, hollow books and taped envelopes behind drawers. In a Navy town the paperwork problem is bigger than most: service records, DD-214s, VA and retirement paperwork, uniforms, medals, ribbons and cruise books come out of closets constantly, and they are exactly what a tired crew bins by mistake. Then the volume. With nothing stored below the floor, it is the garage, the attic, the shed and the carport, and on the older stock a crawlspace under the house that is not storage and never should have been used as any. How An Estate Cleanout Actually Goes
Secure And Search First
Change the locks, then go through pockets, freezer, book spines and taped envelopes behind drawers. Cash, deeds, titles and policies hide in ordinary places, and once a container leaves they are gone.
Military Records And Memorabilia
DD-214s, service and medical records, VA and retirement paperwork, uniforms, medals, ribbons and cruise books. In this town they turn up in nearly every house, and they are easy to bin by mistake.
Appraise Before You Haul
Get an opinion on furniture, tools, coins, firearms, jewellery and anything mid-century before the container arrives. An hour with an appraiser routinely pays for the whole job several times over.

The Crawlspace
On the historic stock the crawlspace is not storage. What it hides is rot at the sill and band joist, termite damage, failed ductwork and standing moisture — problems, not possessions.
Damp Soft Goods
Humidity forces a fast decision. Mattresses, upholstery, rugs, linens and stored clothing that have gone musty are not donatable and not worth storing, so they load early and leave.
Pre-1980 Materials
Floor tile and mastic, textured and popcorn ceilings, pipe and duct wrap, cement-asbestos siding. On an old Pensacola house this is a stop-and-test moment, not a demo-day decision.
Sizing An Estate Container
Estate work usually wants a 20 yard. A full household is mostly bulk — furniture, mattresses, boxes, carpet and the contents of four outbuildings — and bulk fills a box long before weight closes it. If the family is working in stages, a 15 yard with a next-day swap is often better than one large container, because it keeps the driveway open and lets people stop when they need to. Keep a 10 yard in mind for the dense end: tile, plaster, brick from a chimney, or a section of old flooring pulled up after the salvage buyer has been through. We will leave a container as long as the estate needs it. Nobody should be rushed by a rental clock while probate is still moving.

Two categories never reach the container. The first is anything with value — heart pine flooring, doors, mantels, transoms, old hardware, clawfoot tubs, old brick, tools and mid-century furniture. On the historic stock that material has real Gulf Coast buyers, and a salvage dealer walking the house before delivery day often changes what the whole job is worth. The second is paperwork: documents and military records, which is why we keep repeating it. Then there is the safety line. In a pre-1980 house, floor tile and mastic, pipe and duct wrap, textured ceilings and cement-asbestos siding are suspect until tested, and we cannot accept asbestos-containing material in any container. Do I need to wait for probate before clearing the house?
Usually you need authority before anything of value leaves, and that is a legal question, not a dumpster question. Confirm the timing with the estate's attorney before the first load. In practice most families spend the first week securing the house, searching it and getting an appraisal opinion, then bring a container in for the bulk. We are happy to hold a delivery date and move it — nobody should be paying to look at an empty box while paperwork clears.
What military items should I set aside in a Pensacola estate?
All of it, until someone who knows can look. DD-214s and service records, medical and VA files, retirement and pension paperwork, uniforms, insignia, medals and ribbons, flags, cruise books, plaques and photographs. Families need discharge paperwork for burial honours and benefits, and a replacement takes weeks. Medals and cruise books also have collector value and heirs frequently want them years later. One sealed box, one label, kept out of the house until the estate closes.
The house is 1912 in North Hill. What should I be careful with?
Two things. First, salvage — heart pine floors, doors, mantels, transoms, hardware, tubs and old brick have buyers here, so get a dealer through before you fill a box. Second, materials: pre-1980 floor tile and mastic, pipe wrap, textured ceilings and old siding are asbestos suspects, and pre-1978 paint is presumed lead under the federal renovation rule. Test before you disturb anything. The Florida Department of Health oversees asbestos here, and the rules do get revised.
How long can we keep the container?
As long as the family reasonably needs it. Estate work does not run to a normal rental schedule — people come in from out of state for a weekend, then nothing happens for ten days. We would rather leave a box in the driveway and swap it when it fills than push you. Tell us roughly how the weeks look and we will build the schedule around that, including next-day swaps when a crew is only in town briefly.
What do we do with the chemicals in the garage and shed?
They go to an Escambia County household hazardous waste drop-off, not into the container. In an estate that shelf is usually deep: decades of paint, thinner, motor oil, fuel in cans, pool chemicals, pesticides, old car and marine batteries, propane bottles and a pile of dead electronics. Set it all aside as you clear and make one run. Escambia County publishes current locations, hours and accepted items, and those details change, so check before you drive over.
