Pace sits on US-90 just west of Milton and it is one of the fastest growing places in northwest Florida. From the yard it is roughly thirty-five minutes — I-10 east across Escambia Bay and up Avalon, or straight out US-90 through Brent and Ensley if the traffic is behaving. It is unincorporated, it has no downtown to speak of, and the whole community organises itself around the Five Points intersection where US-90 meets Woodbine Road.

Almost everything here is newer residential. Slab-on-grade, block and stucco or frame with brick and vinyl, built out subdivision by subdivision along Woodbine, Chumuckla Highway and the roads off Berryhill from the 1990s forward and still going. That gives us a very particular rhythm of work: new construction sequences where a builder wants a framing box, then a rock and trim box, then a clean-up before the walk-through; homeowner projects on houses now old enough to need their first re-roof or first real kitchen; and fencing, deck and lanai work on lots that are big enough to have something to tear out.

North and west of the subdivisions it changes fast. Out Chumuckla Highway and toward Floridatown the lots get large and rural, on septic and well, with long sand and clay drives and pine and live oak on the property line. That is where a Pace job stops being a suburban delivery and becomes a rural one, with all the flagging and access questions that go with it. Storm work runs across both — Sally in 2020 dropped an enormous amount of rain on this side of Escambia Bay and the limb wood and fence damage kept crews busy for months.

What we know about working in Pace

Two Pace-specific things. First, the new subdivisions. Concrete drives on a recent build are green for the first year or two and they mark permanently if you put steel wheels on them wrong, so protection boards go down without anyone asking. On an active build site we would rather set on the pad or the future drive line where the truck has a straight back-in, and we place the box with the door swinging toward the framing instead of the street. Tell us the stage of the build when you book and we will pick a spot that does not have to move twice. Second, the rural side. Out toward Chumuckla and the north end the drives are sand and clay, they carry a loaded truck fine when dry and rut for a week after real rain, and every one of those places is on a septic system and a private well. Flag the tank, the drain field and the well head before we come. Pace is Santa Rosa County, which is a separate permitting jurisdiction from Escambia County and the City of Pensacola, so anything touching a public street or a state right-of-way on US-90 goes through Santa Rosa County or FDOT, not through Pensacola. Yard trash from a clearing job stays a clean load on its own; mixing pine limbs into a construction box is how a load gets reclassified at the scale.

Getting a truck to you

Usually I-10 east over Escambia Bay and north at Avalon Boulevard, then west on US-90 into Pace, or straight out US-90 through Ensley when the interstate is not helping. Thirty-five minutes on a normal morning. What we plan around is Five Points at school time and the afternoon commute, because US-90 through Pace stacks up and a roll-off truck needs room to turn. In the newer subdivisions we ask whether trades are parked both sides of the street and whether the curb stops are still in — if so we will set early before the crews arrive.

Permits, streets and placement in Pace

On a private driveway in Pace you generally do not need a municipal permit. Placement in the public street or right-of-way is a different matter and normally requires approval — from the borough or township where the road is locally maintained, or from FDOT where it is a state route. Every municipality in Santa Rosa County runs its own form and its own lead time, and older streets here often have no off-street parking at all, so plan the permit before you plan the delivery. It is a ten-minute call that saves a week.
