Pensacola splits two ways on housing, and that split decides how a cleanout goes. Out west toward Perdido and north up US-29 the construction is newer, slab-on-grade and level. Then there is the old city — North Hill, Seville, East Hill and Old East Hill — where 1880s through 1930s stock sits on brick or masonry piers over a crawlspace. Do I need a permit for a dumpster at my Pensacola home?
Not for a container sitting on your own driveway, which is where most residential drops go. Placement in a city street or the public right-of-way is a different matter and generally needs approval before the truck rolls, and inside the city limits that starts with the City of Pensacola. Our Pensacola permit guide walks through it. Requirements do get amended, so confirm the current rule before your delivery date rather than after.
My house is in North Hill and sits on piers. Does that change anything?
It changes the job more than the container. There is nothing below grade to empty, so the volume comes from the garage, attic, shed and carport instead. Underneath you have heart pine or tongue-and-groove decking worth salvaging, plus the sill and band joist where Formosan termite damage hides. Exterior work and demolition in a historic district can need Architectural Review Board approval first — check with the city before anything comes off.
What happens to my load in a summer downpour?
It gets heavier, and that is not a small effect. Drywall, carpet, cardboard, upholstery and yard debris all soak up water and hold it, and an afternoon storm can add serious weight to an open container overnight. Keep the load level rather than heaped, put anything absorbent lower in the box, and tarp it at the end of the day if rain is forecast. It costs you nothing and keeps the load inside its legal haul weight.
My house is from the 1940s. What should I test before demolition starts?
Assume asbestos until a test says otherwise. Pre-1980 Pensacola stock routinely carries it in floor tile and mastic, pipe and duct wrap, popcorn and textured ceilings, cement-asbestos siding and roofing felt, and anything pre-1978 is presumed to have lead paint under the EPA renovation rule. We cannot take asbestos-containing material in any container. Florida DEP and the EPA set those rules, and they change.
What can I not put in the container?
No liquid paint, solvents, pesticides, fuel, motor oil, batteries, tires, propane cylinders, appliances holding refrigerant, or anything containing asbestos. Leftover paint and household chemicals belong at an Escambia County household hazardous waste drop-off — start at Escambia County.
